Sit down with on of our experienced design consultants for an initial consultation where you can expect a comprehensive and personalised experience. Our expert team will work closely with you to bring your vision to life, designing a home that mirrors your unique style and preferences.

Initial Consultation

We begin by exploring the intended use of your home, the number of people who will live there, and the frequency of their stay to ensure the floorplan meets your individual needs. We will also discuss various additional options to gather enough information to start the quoting process. Our offerings include consented buildings and tiny homes on wheels (vehicles under the Land Transport Act), and we will explain these options in detail.  Additionally, we gather relevant information to manage the council consenting process for you, offering 2-3 different levels of involvement based on your preference and site location. This ensures a smooth and stress-free journey toward creating your ideal home with Compac Homes.

The Design Process

You might be local to us or live anywhere across the country – wherever you are you can trust Compac Homes to bring your vision to life.  We work on a ‘standard pricing + upgrades’ model. Each custom item is individually priced, enabling you to choose what is important to you in terms of functionality and style, while still keeping to your budget.

  • Floor Plans: View our show home and standard layouts and take a look at previous customer plans, or start from scratch to create a floor plan that perfectly suits your needs.
  • Joinery: Choose your joinery sizes and placement to make the most of light and views at your unique location.
  • Cladding, Flooring and Kitchen: View our large range of colour samples for cladding, flooring, and bench tops, that work best together with your own interior paint and soft furnishing style.
  • Fixtures and fittings: Choose from our standard range of kitchen and bathroom fixtures and fittings, or upgrade to the latest designer styles.
  • Functional extras: Make additions such as a macerating toilet system, heated towel rail, extracted range hood, or heat pump to make your cabin easy to live in.
  • Electrical and services: Create an interior electrical plan with our team, where you can choose the placement of your power points and LED downlights. Externally, services can be located to suit the placement of the cabin on site.

    Once you have worked through the above aspects, our design consultants will have enough information to provide you with an estimated build cost. Once you are happy with your plan and quote, we require a 30% deposit to be paid prior to starting your detailed plan and building. The balance is then due prior to delivery of the cabin.

Sale & Purchase Agreement, Approvals & Consents

We will submit to you a quote and Sale and Purchase agreement for acceptance. Upon agreement (if purchasing a consented building), we will submit your design to our engineer and architect for the development of construction documents for Council approval, ensuring all necessary approvals and consents are obtained for a smooth and hassle-free process. If you are purchasing as Tiny Home on Wheel (a vehicle with no consent), once your deposit is received and the Sale and Purchase agreement is finalised, your build will be inserted into our building schedule for construction.

The Build

Your build is given a scheduled start and approximate delivery date on payment of a deposit. Your delivery date is confirmed once you are close to the start of your build. Our design and project teams keep in touch with you every step of the way.

We build your Compac Home in one of our large tunnel spaces, which means we can be efficient while keeping your investment protected from the elements.

Once your cabin is weather-tight we move it out into our finishing space, where the build team gets to work on putting together your carefully selected fixtures and fittings.

Your design consultant will send you regular updates with photos and videos, from the start of your build right up until your brand-new cabin is being carefully loaded on the delivery truck and driven out the gate.  You’re on the home stretch!

Delivery

Each delivery is one of a kind. Our delivery quotes are based on a number of factors being considered.  Cabin size, traffic control and piloting requirements, distance, travel time and labour required to site your cabin will determine your investment for delivery.

We use a trusted contractor to transport your cabin to you, and once on site our experienced Compac Homes’ team will position your cabin in your chosen location. The cabin is then placed on treated timber blocks, just off the tyre pressure, to ensure your cabin is both level and stable. Get ready to move in!

Do I have adequate Access?

Every client’s site is unique and comes with its own set of challenges.

If you have a flat site with no access issues, just send us some photos and videos, and we can give you an accurate delivery quote.

If your site has potential access issues or is more complex, we can arrange a site visit to figure out the best way to place your Compac Home smoothly. Our delivery capabilities are extensive, including a House Moving Transporter with rear axle steering and hydraulic lifting so there's not much we can't handle. If necessary, we can also consider using a Hiab or crane to ensure a smooth delivery.

Your Responsibilities

Site Preparation
Getting your site ready for your Compac Home before delivery is key to a smooth process. Depending on your needs, you can choose from options like pile installation, which we can handle, or creating a gravel pad for wooden blocks to support your Tiny Home on Wheels. Our design consultants are here to help you pick the best siting option.

Services
If you’re planning for a consented dwelling, you’ll need to arrange a few things as part of the design process:
•  Soil Report
•  Stormwater Report
•  Septic Design (if no council connections are available on site)

Utility Connections
Make sure your site has the necessary utility connections in place, including a power connection (either a caravan plug or a hard-wired connection by a registered electrician) and waste and water connections.

Supply Fittings
If you’re providing fixtures like pendant lighting, please have them ready before we start your build to avoid any supply issues. Neighbour Disruption Talk with your neighbour’s to see if any access needs during delivery might disrupt their routine.

Courtney and the team did an amazing job from start to finish! Nothing was too much trouble, and the entire experience was easy and stress free. My little black Bold box is wonderful and I could not have hoped for anything better.
